The Design Brief: Balancing Family Functionality with Hotel-Style Luxury

Located directly above Potong Pasir MRT, Sennett Residence is a prime choice for families seeking central convenience. The homeowners of this 3-bedroom unit approached Zenith Arc with a specific vision: a home that felt unmistakably premium but remained a warm, functional environment for their two sons.

The challenge? Delivering a high-end, full-home transformation within a disciplined five-week construction window without compromising on material quality or craftsmanship.

Living & Dining: A Theatrical Statement

The living and dining areas were designed as a cohesive, open-plan volume to maximise the sense of space common in Singapore condominiums.

Modern luxury living room at Sennett Residence with crystal cascade chandelier, Calacatta-style marble TV feature wall, dark walnut veneer carpentry and brown leather sofa The crystal cascade chandelier anchors the open-plan living and dining zone, with a book-matched marble feature wall framing the television.

The Crystal Cascade & Coffered Ceiling

A multi-tiered crystal cascade chandelier serves as the anchor for the dining zone. To house this piece, we designed a recessed tray (coffered) ceiling. This architectural detail not only provides height but also conceals warm-white LED cove lighting, which creates a soft, ambient glow perfect for evening hosting.

Book-Matched Marble Feature Wall

In the living area, the focal point is a full-height book-matched marble slab with Calacatta-style veining. The natural symmetry of the stone provides an organic yet structured luxury. We complemented this with:

  • Dark Walnut Veneer Carpentry: Creates a continuous horizontal line from the entrance to the balcony.

  • Illuminated Glass Displays: Backlit shelving to showcase the family’s crystal collection.

  • Mirrored Panelling: Strategic use of mirrors on the dining wall to visually double the floor area.

Foyer: Spatial Magic in Narrow Corridors

Mirrored full-height shoe cabinet with integrated bench seating and concealed footwear storage at Sennett Residence condominium foyer A full-height mirrored shoe cabinet with integrated bench and lit display niche turns a tight foyer into a graceful arrival sequence.

Condo foyers in Singapore are often narrow and dim. At Sennett Residence, we turned this transition space into a “graceful arrival sequence.”

  • Reflective Fluting: The full-height shoe cabinet features mirrored doors with vertical fluting. This texture catches light from different angles, making the corridor feel significantly wider.

  • Integrated Functionality: The unit includes a recessed bench for wearing shoes and a lit display niche, blending utility with high-end aesthetics.

Private Sanctuaries: Master Bedroom & Children’s Rooms

Master Bedroom: "Quiet Luxury"

Themed Children’s Bedrooms

Themed children's bedroom at Sennett Residence with red, white and blue colour blocking, custom platform bed with drawer storage, floating study desk and superhero figurine display A custom platform bed, floating study desk and themed display shelving give each son his own personality-driven retreat.
Second children's bedroom at Sennett Residence with sage green and dusty blue palette, full-length white quartz study counter, lit display ledge and Avengers-themed bedding The second bedroom in a softer sage and blue palette — same custom-build philosophy, calmer mood.

For the two sons, we maintained a consistent architectural language but varied the palettes:

  1. Vibrant Palette: A red, white, and blue colour-blocked theme for a high-energy feel.

  2. Calm Palette: Sage green and dusty blue tones to encourage a focused study environment. Both rooms feature white quartz desk surfaces for durability and custom platform beds to maximise storage.

Renovation FAQ for Singapore Homeowners

1. How long does a 3-bedroom condo renovation take in Singapore?

Typically, a full renovation takes 8 to 12 weeks. However, through disciplined project management and early procurement of long-lead items (like marble and chandeliers), Zenith Arc completed this Sennett Residence project in just 5 weeks.

2. What is the cost of "Modern Luxury" interior design?

Costs vary based on the extent of bespoke carpentry and stone selection. A “Modern Luxury” style involves premium materials like marble and veneers. Contact us for a transparent, itemised quotation tailored to your floor plan.

3. Why is book-matched marble popular for living rooms?

Book-matching involves mirroring two marble slabs so they “open like a book.” This creates a symmetrical, high-impact pattern that serves as a natural work of art, significantly increasing the property’s aesthetic value.
