Condo Interior Design in Singapore

Considered interiors for new launches, executive condominiums and resale homes — designed and built in-house.

A condominium is not an HDB flat with a better view. Different structural rules, MCST guidelines, wet-area constraints and developer-fitted finishes all shape what your home can become — and they are the reason a condo deserves a designer who works with those realities, not around them.

At Zenith Arc, we design and build condo interiors from end to end: one accountable team of in-house specialists, from first concept to final handover. As a CaseTrust-accredited, BCA-registered and HDB-licensed firm, recognised four times with the Qanvast SuperTrust, we have delivered more than 10,000 homes across Singapore.

Condo interior design tailored to every layout

From a compact studio to a sprawling penthouse, every condo layout asks something different of its design. Here is how we approach each.

Studio & 1-bedroom condos

We design for flow, light and concealed storage, making a compact footprint feel generous without ever cluttering it.

2-bedroom condos

We zone shared and private areas with care, integrating wardrobes and layering lighting that adapts from focused work to genuine rest.

3-bedroom & larger condos

We carry a cohesive design language across every room, with feature joinery and open-plan family spaces that still leave room for personality.

Penthouses

We curate material, volume and lighting to match the scale and outlook of the home, balancing grandeur with everyday liveability.

Executive condominiums

We design practical, family-led layouts and specify durable finishes suited to new EC handovers, a segment we work in regularly.

Designing for how condos actually live in Singapore

Renovating a condo in Singapore brings considerations an HDB flat simply does not. Understanding them early is what keeps a project smooth — and it is where an in-house design-and-build team earns its place.

MCST rules differ for every development

Permissible works, renovation hours and structural limits vary by management corporation. We check and clear these before the design is finalised, so nothing stalls mid-build.

New launches arrive part-fitted

Developer flooring, kitchen and bathroom fixtures are already in place, which changes where your budget is best spent — often on joinery, feature walls and lighting rather than base finishes. We also help you read the defects list at handover.

Resale and older condos need more groundwork

Concealing cabling for a seamless finish, reworking dated layouts and updating wet areas all add scope that a new unit does not carry.

Small footprints reward planning, not compromise

Full-height built-ins, reflective surfaces, glass partitions and a restrained palette make a compact condo feel open while keeping every square metre working.

One in-house team, from design to handover

Zenith Arc’s strong in-house team carries your condo from concept to completion under one roof — which means tighter coordination, fewer surprises and one team answerable for the result.

Engaged my interior designer Ken Tay from Zenith Arc in 2024 for my condo renovations. He was able to provide suggestions and ideas to cater to my expected look and feel to the home. 2-3 years on, he is equally responsive and helpful to my asks. Great after sales support is something that is extremely rare and underrated in this industry that should not be taken for granted. I am glad to have made the right decision to engage Ken, no regrets.

I engaged Hugo for the renovation of my BTO flat last year August 2025. Hugo was extremely understanding, easy to work with and very reasonable with his quotations. He always listened to what we wanted and tried to incorpotate it into the design with practicality.Despite there being some hiccups along the way (just like all renovations), he handled them very well and always made sure to not focus on the pointing of fingers but instead ensured that matters were resolved. Frequently asked questions about condo interior design

How is condo interior design different from HDB interior design in Singapore?

Condos follow different rules from HDB flats — each development’s MCST sets its own renovation guidelines, structural and wet-area changes are more tightly controlled, and many units arrive with developer-fitted flooring and fixtures. A condo interior design approach has to work with these realities, which is why the process differs from a typical HDB renovation.

Do I need approval to renovate my condo?

Yes. Renovation works must comply with your development’s MCST guidelines, covering permitted works, renovation hours and structural limits, and any structural change additionally requires BCA approval. As a BCA-registered firm, we handle the relevant checks and compliance on your behalf.

How does renovating a new launch condo differ from a resale condo?

New launches usually arrive part-fitted with flooring, kitchen and bathroom fixtures, so the budget is better directed toward joinery, feature walls and lighting, and we help you review the defects list at handover. Resale and older condos typically need more groundwork — concealing cabling for a seamless finish, reworking dated layouts and updating wet areas.

Can you maximise a small condo without it feeling cramped?

Yes. We use full-height built-in storage, open-plan layouts, reflective surfaces, glass partitions and a restrained colour palette to keep compact condos feeling open and bright while ensuring every square metre works.

What does "design-and-build" mean for my project?

It means design and construction sit with one in-house team rather than being split between a designer and external contractors. You get single-point accountability from first concept through to final handover, which keeps coordination tight and reduces surprises along the way.

What condo interior design styles do you work with?

Our portfolio spans Scandinavian, contemporary, modern luxe, wabi-sabi, Japandi and more. We tailor the style to your home, your lifestyle and the character of the development rather than applying a single house look.

How much does condo interior design cost in Singapore?

Cost depends on your unit type, the scope of works and your choice of materials and finishes. After understanding your home and how you intend to live in it at consultation, we provide a transparent, tailored quotation.
