Rethinking the HDB Maisonette: A Private Gallery Feel

When we took on the renovation of this duplex unit at 186B Bishan Street 13, the goal was clear: defy the expectations of public housing. By leveraging the generous 1,600+ sq ft footprint, Zenith Arc transformed a standard HDB layout into a high-end “Contemporary Statement Home” that rivals the sophistication of a landed property.

The design anchors on “Dark Luxe”—a palette of walnut wood, Nero Marquina marble, and cognac leathers that creates a moody, architectural atmosphere.

Key Design Highlights & Structural Innovation

1. The Architectural Void & LED Staircase

The double-height void is the soul of an Executive Maisonette. We maximised this vertical volume to create a sense of grandeur:

  • Floating Light Staircase: Custom LED strips are embedded beneath each tread, turning the staircase into a glowing sculpture.

  • Ribbon Pendant Lighting: Cascading metallic spirals fill the air, drawing the eye upward to emphasise the ceiling height.

  • Visual Expansion: A tinted mirror panel on the upper landing doubles the perceived depth of the void.

2. The "Cosmic Gold" Social Hub

The dining area features a massive statement island crafted from Cosmic Gold Granite. This isn’t just a table; it’s a functional piece of art.

  • Integrated Entertaining: A built-in wine chiller is positioned within arm’s reach, seamlessly bridging the dining area and the walnut-clad kitchen.

  • Hidden Utility: We utilised black-framed glass partitions to separate the wet kitchen and laundry, containing noise without sacrificing the open-plan flow.

3. Master Suite & Personal Sanctuaries

  • The Master Bedroom: Designed like a boutique hotel, featuring a full-height fluted headboard and a glass-fronted “walk-in” wardrobe with internal sensory lighting.

  • Daughter’s Room (The Contrast): A soft pivot into Chinoiserie style. Hand-painted bird-and-branch wallpaper and sage green velvet provide a feminine, serene escape from the home’s darker tones.

Hotel-Grade Bathroom Solutions

We treated the bathrooms with a “zero-compromise” approach to materials:

  • Guest Powder Room: Features a sculptural freestanding pedestal basin set against bronze-toned fluted panels.

  • Master Bath: Large-format dark marble tiles paired with wood-look flooring for a warm, spa-like contrast.

  • Seamless Finishes: Wall-hung toilets and concealed cisterns create a clean, modern silhouette that is easy to maintain.

Why Invest in a Maisonette Renovation?

HDB Executive Maisonettes in mature estates like Bishan are rare gems. Their duplex nature allows for a clear “zoning” between social and private lives that standard BTOs cannot offer.

Expert Tip: When renovating a Maisonette, don’t treat the two floors as separate apartments. Use a consistent material palette—like the walnut and marble used here—to create a “narrative” that connects the entire home.
