The Brief: A First Home That Defies the "BTO Look"

When the homeowners collected their keys to this Kebun Baru Edge BTO, their goal was clear: they wanted a space that felt like a curated boutique hotel in Tokyo rather than a cookie-cutter HDB BTO flat.

Located within walking distance of Bright Hill MRT (Thomson-East Coast Line), the unit offered clean structural bones. Zenith Arc was tasked with injecting a sense of “quiet confidence” through a material-driven approach, focusing on warmth without clutter and sophistication without coldness.

1. A Restrained & Premium Material Palette

To achieve a timeless contemporary look, we anchored the design on three core pillars:

  • Dark Walnut Veneer: Used across carpentry to provide organic warmth.

  • Cream Porcelain Stone: Large-format tiles that expand the visual footprint.

  • Matte Black Metal: Slim frames for glazed partitions to add architectural rigour.

2. Architectural Glazing & Spatial Flow

Rather than solid walls that shrink a 4-room BTO floor plan, we utilised black-framed glazed partitions. By glassing in the home gym and the kitchen threshold, we created long sightlines that allow natural light to permeate the entire home, making the unit feel significantly larger than its actual square footage.

Key Design Features

The Entryway: Engineering the First Impression

The arrival sequence is a masterclass in functional aesthetics. A full-height mirror panel doubles the visual width of the corridor, while a concealed walnut shoe cabinet provides ample storage without the bulk. This “disappearing” storage is a hallmark of premium BTO renovations.

The Living Room: A Lounge for Real Life

The living area is anchored by a custom walnut console that serves as a partition between the lounge and the gym.

  • Lighting Strategy: We moved away from standard BTO lighting. Instead, we used recessed linear LEDs and a sculptural Nelson-style pendant to create layers of “emotional temperature.”

  • Furniture Choice: A low-profile modular sofa ensures the view across the open-plan space remains uninterrupted.

The Kitchen & Dry Pantry: Hidden Functionality

We designed the kitchen for homeowners who actually cook. It features:

  • Integrated Appliances: A seamless look with Bosch and Hitachi appliances hidden behind handle-less walnut cabinetry.

  • The Stone Island: Scaled perfectly for a 4-room flat, serving as both a prep station and a social hub.

  • Glazed Bi-fold Doors: Separating the wet and dry zones while maintaining visual continuity.

The Home Gym: The New BTO Priority

One of the fastest-growing trends in Singapore interior design is the dedicated wellness zone. By carving out a home gym with a dark fluted feature wall and a circular wall sconce, we transformed a standard bedroom into a high-end lifestyle feature.
