At 80C Telok Blangah Street 31, Zenith Arc did exactly that. This comprehensive 4-room HDB renovation serves as a masterclass in balancing two contrasting design vocabularies. By carefully curating industrial accents to anchor the space and rustic farmhouse elements to inject softness, we transformed this high-floor flat into a highly functional, light-filled sanctuary overlooking Singapore’s southern shoreline.
The expansive living zone runs flush against the flat’s primary window line, revealing uninterrupted, panoramic views of the Pasir Panjang terminal and southern harbour. To prevent the sky-filled backdrop from washing out the interior, we utilized deep, grounding structural components overhead.

The Ceiling Grid: Instead of concealing electrical wiring behind standard false ceilings, we routed black powder-coated steel pipe tracks in striking geometric formations across the bare slab. These tracks support exposed Edison-bulb pendants and adjustable articulated wall lamps, establishing an intentional industrial loft footprint.
The Accent TV Wall: A muted sage-grey feature wall provides a subtle splash of color without breaking the neutral palette. We mounted the entertainment console using custom raw timber shelves held up by matching black iron pipe brackets.
Farmhouse Window Solutions: To soften the hard metal architecture, we bypassed traditional curtains in favor of full-height, white timber Venetian blinds. They beautifully filter Singapore’s intense tropical afternoon light while preserving privacy on a high floor.

Perhaps the most visually impactful architectural intervention in this entire Telok Blangah HDB interior design is the master bedroom wall partition.
We demolished the standard non-load-bearing concrete divider and substituted a full-height, matte-black steel-framed glass partition wall featuring subtle smoke-tinted panels. This grid configuration pulls double duty: it visually doubles the perceived square footage of both the bedroom and living spaces while flooding the inner core of the home with natural borrowed daylight.

The first three meters of an apartment set the stylistic tone for the entire property. In this narrow entryway, the industrial and farmhouse worlds meet directly.
Overhead, a custom Z-formation black steel pipe lighting track snakes down the ceiling line. Directly beneath it sits a pristine, white-painted wooden barn door with classic diagonal cross-bracing that conceals the kitchen entrance. To maintain spatial continuity and extend the visual volume, wide-plank vinyl flooring featuring a weathered grey-brown wood grain runs seamlessly from the front doorstep directly into the main living lounge.
While industrial details dominate the lounge, the kitchen leans intentionally into classic country warmth. Kitchens are highly functional work zones that benefit immensely from tactile, organic textures.

The Backsplash: We wrapped the entire prep zone from counter to ceiling in premium white bevelled subway tiles. The bevelled edges catch light across multiple angles, giving a sense of depth that flat metro tiles lack.
Cabinetry & Countertops: Flat-slab white shaker-style cabinets sit beneath a massive, solid butcher-block wood countertop finished with a thin black edge profile.
Industrial Hardware Accents: As a nod to the industrial framework outside, the kitchen features a custom paper towel holder crafted out of authentic black steel pipes and an iconic red industrial valve handle.

By framing the bedroom with the previously mentioned black steel glass partition, the master suite mimics a luxury boutique New York loft conversion.
Inside, the styling remains minimalist and restful. A custom solid timber-plank headboard encased in a black iron frame grounds the bed. Instead of bulky table lamps that eat into precious surface area, we dropped dual black wireframe cage pendants directly from the ceiling slab.
Transitioning toward the ensuite bathroom, the walk-in wardrobe features six full-height closet doors wrapped in smoked tinted glass frames. Internal track-mounted directional spotlights illuminate the wardrobe contents, turning a standard storage requirement into a theatrical design statement.
