How long does a landed property renovation take?
Interior-only: 10–16 weeks. A&A works: 6–14 months. Full rebuild: 18–24 months.
Do I need BCA or URA approval?
Interior-only work generally does not. Structural changes require BCA submissions and may need URA permission.
How much does it cost to renovate a landed house?
From $90K for interior renovations up to $1M+ for A&A and full rebuilds. We provide an itemised quote during your free consultation.
What is the difference between renovation, A&A, and reconstruction?
Renovation = interior works. A&A = structural changes up to 50% GFA. Reconstruction = demolishing 50%+ and rebuilding.

We completed our resale renovation with Wai Wai 3 years ago, and I wanted to come back to leave a review. 😊Wai Wai is very responsible and responsive, and I’d definitely recommend her if you’re looking for an ID with those qualities.As first-time homeowners, we had many late-night discussions about the design and materials. She was patient in answering all our questions and could quickly update the 3D design on the spot during meetings, which made the whole process much more efficient.She also provided a clear renovation schedule, so we always knew what to expect at each stage.While she didn’t visit the site often apart from key milestones, she was always responsive whenever we raised concerns or requested rectifications.The renovation wasn’t without issues. The carpentry workmanship initially had defects (such as bubbling laminates), and we also found some wavy plastering that required rework. In the months after handover, laminates and PVC edging started coming off some cupboards. However, what stood out was that Wai Wai took responsibility and arranged for her contractors to rectify the issues promptly—even a few years later while the extended warranty was still valid.Special mention to the tiler, who did an excellent job. Overall, while there’s room for improvement in the carpentry and plastering workmanship, Wai Wai’s professionalism, responsiveness, and after-sales support gave us confidence throughout the renovation journey.Three years on, my partner and I are still very happy with the comfortable home she helped us create, and we truly appreciate the effort she put into making it happen.

I engaged Hugo for the renovation of my BTO flat last year August 2025. Hugo was extremely understanding, easy to work with and very reasonable with his quotations. He always listened to what we wanted and tried to incorpotate it into the design with practicality.Despite there being some hiccups along the way (just like all renovations), he handled them very well and always made sure to not focus on the pointing of fingers but instead ensured that matters were resolved.
