At 106A Depot Road, our team at Zenith Arc Interior Design transformed a resale 5-room HDB flat into “The Sanctuary at Depot Road” — a tranquil retreat that redefines modern, mindful living.

The homeowners wanted a home that balances sleek, minimalist design with a sense of warmth and comfort. Our design philosophy, which we call “Minimalist Warmth”, guided every detail — from natural material choices to layered lighting. The result is a functional yet soulful space that feels spacious, intentional, and deeply personal.

Design Highlights & Challenges

Open-Concept Living & Dining

We reconfigured the layout into an open-concept plan, maximising natural light and enhancing spatial flow. This design approach is highly popular for HDB resale and BTO renovations in Singapore, as it creates a more expansive feel in compact flats.

The living room features:

A modern minimalist living room with a beige sectional sofa, round coffee table, and built-in display shelves with warm lighting.
  • A low-profile TV wall with concealed wiring and integrated shelving

  • Built-in cabinetry that blends storage with design aesthetics

  • Neutral tones and soft textures that amplify the sense of calm

The dining area sits adjacent, forming a seamless connection between spaces — perfect for both daily family living and entertaining guests.

Kitchen & Dining Transformation

The kitchen's main island featuring a unique speckled terrazzo surface and a warm wood-textured backsplash.

The kitchen underwent one of the most dramatic transformations. We designed a functional island with rounded corners and vertical wood slats, creating both a visual statement and a practical hub for cooking, dining, and casual conversations.

Matte, handleless cabinetry conceals appliances and maximises storage, maintaining a streamlined, minimalist look. A recessed dining nook, tucked into its own niche, provides intimacy and flexibility for family meals.

Spa-Like Bathroom Retreat

The bathrooms were reimagined as calming sanctuaries. Using a palette of warm wood vanities, grey stone tiles, and frameless glass enclosures, the design achieves a spa-like effect.

Soft integrated lighting around mirrors enhances the ambience, while the open layout maintains visual spaciousness despite compact HDB bathroom dimensions.

Bedrooms as Personal Sanctuaries

Each bedroom was tailored to personal needs while keeping to the minimalist warmth theme:

  • Custom built-in wardrobes with concealed handles optimise storage without bulk

  • Dedicated work desks support work-from-home routines

  • LED strip lighting under shelving highlights personal items such as trophies and figurines, blending function with character

These thoughtful touches ensure the bedrooms are not only restful but also reflect the personalities of their occupants.

Atmosphere & Flow

What sets The Sanctuary at Depot Road apart is its overall atmosphere. Every room flows naturally into the next, unified by a palette of light woods, muted neutrals, and soft textures. Lighting was carefully layered to create depth, intimacy, and warmth — essential qualities for modern Singapore homes where space efficiency meets comfort.
