Minimalist Contemporary
2025

We were engaged by a young professional couple to completely renovate their 93 sqm HDB 4-Room Flat at 270A Toa Payoh East. Their brief was clear: transform a new BTO flat into a bright, contemporary, and low-maintenance home.
This project specifically targets homeowners searching for “HDB BTO renovation ideas Toa Payoh” or “modern flat interior designer near Toa Payoh Central.” Our extensive experience with older flats in Toa Payoh allowed us to deliver a home that balances style, functionality, and long-term durability.
Like many older HDB flats in Toa Payoh, the unit came with several pain points:
Lack of Natural Light → Heavy built-ins blocked daylight, creating a dim, enclosed feel.
Outdated Kitchen Layout → Narrow galley kitchen with limited counter space.
Aging Bathrooms → Required full hacking, waterproofing, and upgrades to meet current HDB standards.
The homeowners wanted a space that felt open, bright, and easy to maintain, while staying within a practical budget.
Our design strategy combined minimalist aesthetics with functional details: clean lines, concealed storage, and durable materials for long-lasting, stress-free living.

Open Concept Layout → Removed the wall between the kitchen and dining area, dramatically improving light and flow.
Bespoke Quartzite Island → Doubles as prep space and a four-seater dining table, making it the heart of the home.
Custom Cabinetry → Matte grey, handle-less laminate cabinetry provides seamless storage.
Integrated Appliances → Refrigerator, oven, and other appliances are concealed behind panels for a clutter-free look.
Living Room → A neutral-toned sofa, recessed lighting, and a clean-lined TV feature wall anchor the living area.

Wet/Dry Zone Separation → Frameless tempered glass screens separate the shower from vanity areas, reducing wear.
Material Palette → Large-format grey tiles minimise grout lines, while matte black fixtures add a modern industrial edge.
Lighting Strategy → Soft recessed ceiling strips and mirror lighting create a spa-like mood.

Master Bedroom → King-sized bed with padded headboard, built-in wardrobes, and sheer curtains for soft daylight.
Bedroom 2 → Integrated headboard lighting, vanity corner, and sliding glass doors to enhance openness.
Bedroom 3 → Versatile single-bed setup with hidden storage, adaptable for children, guests, or work.

Study → Calm, functional workspace with neutral tones and built-in shelving.
Walkway → Clean, recessed lighting ensures continuity and enhances spatial clarity.
